Mississippi Real Estate For Sale Finding A Good Investment In A Down Market

By Chuck Magee

Finding a good investment in Mississippi real estate for sale in today’s uncertain market is at best risky. Here are some proven ways to find a good land tract or investment houses.

In the Mississippi real estate for sale market in 2010 uncertainty is an understatement, down right scary might be a better word for what’s going on out there, Real Estate Brokers scared to advertise, bank after bank closing or in trouble and nobody can say if the worst is over or if we are in for a double dip in the Real Estate train wreck. With all this said why on earth would you invest in Mississippi Real Estate for sale right now, well I’ll tell you why, in a down market there are always deals to be had. The main people to take hits on real estate have been speculative borrowers and their lenders, commercial property has been the next in line for some pretty hard hits and then the American public with housing was next. Now that we know who got hurt or in some cases killed in the market lets move to where to find the deals.

Now we know that speculators and their bankers took the biggest hits you should start your search with your local banks and local Real Estate Brokers, see if they have any bank owned Real Estate, next keep your eyes on the classifieds for any foreclosures and if you see something you would like move quickly here you wont have much time to get it bought out of pre foreclosure. Most people have never bought land or houses from a auction but this is a great way to buy a land tract or even a house to rehab, the U.S.D.A. is a Government agency that has always done a lot of foreclosures and that certainly has not slowed down with the economy derailing, they always publish their bid dates in the local paper with the highest circulation so watch in the local news paper for that. Now is a very touchy time for many people so the next example you should be very diplomatic with, go to your County Court House and check the tax receipts for property that has out standing taxes for the current year and taxes that are in arrears for the last three years and mail these people a letter do not call, calling is to intrusive and you will just put people on the defensive.

We have discussed where to look but one thing we must go over is your ability to purchase the Mississippi Real Estate for sale when you find it. You must have your finances in order today to be able to buy unless you are a cash buyer; if you have cash you are in the driver’s seat in the investment world, watch your cash, what I mean by this is borrowed money has not been this cheep in decades so use some of your cash and some of the banks money. If you are cashed up and by this you have a substantial amount of cash reserves then you are still loan worthy, negotiate hard with the banks because in this market you can.

Canada, U.S. to tighten security between ‘cross-border’ library

Sunday, May 27, 2007

The Royal Canadian Mounted Police (RCMP), the United States Border Patrol and local officials from both sides are looking into tightening security at a Quebec library. The library has been deliberately on the border of Canada and the U.S. since it was built in 1904 by American sawmill owner Carlos Haskell and Canadian wife Martha Stewart Haskell for availability to both countries.

At Haskell Free Library and Opera House, in Rock Island, Quebec, a black line diagonally runs across the center of the library to mark the international border. Ironically the line puts the seats in the U.S. and the opera stage in Canada.

Both towns share the same water supply, sewer systems and emergency crews thus they cross the border without going against the law. In total, there are three streets that cross the border and there are cameras on both sides to monitor illegal activity, but that doesn’t tighten border security enough officials say.

“There’s been an increase in illegal activity, both north and south, in the last little while,” said operations officer for the Border Patrol’s Swanton sector, Mark Henry.”There have been some significant cases. This all fits in to the larger picture of the Border Patrol strategy to gain operational control of our borders.”

“I don’t think they’re aiming at people who go pick up groceries and come back. It’s people that want to use this in a bad way,” says Cpl. Luc Bessette, a spokesman for the RCMP.

To enter the U.S. at Haskell Free Library and Opera House, in Rock Island, Quebec, all one needs is directions to go to Stanstead, Quebec, directions to the local library and walk through the doors; they have illegally entered Derby Line, Vermont, U.S. If one walks across from Stanstead St. to Derby Line they will be at the checkout in the U.S., go to the library from Derby Line to Stanstead St. and they have officially entered back into Canada. The international border also is on Canusa St., a residential street in Stanstead, Quebec and Beebe Plain, Vermont.

If someone wants to see their neighbour across the street, they would be re-entering the U.S. Anyone who comes from Stanstead St. to Derby Line, to visit their neighbour, must report to Customs or they could be sent to jail for illegally entering. However, residents do not need to notify Customs if they cross the border inside buildings.

Currently, the front door is in Vermont and if Quebecers couldn’t enter the front they would have to go through the back way. If Americans wanted to park in the parking lot they couldn’t because it is legally in Canada.

A meeting will take place this 19 June at 7 p.m. local time asking whether residents want to prevent people from crossing the border regularly or, in some cases, illegal crossings. During a meeting last Thursday in Stanstead, Quebec, local officials from both countries (towns) said border walls and fences will not be put up due to local residents’ concerns. They say there are other alternatives.

There is also a movement to separate Vermont from the U.S. or to make it the 11th province of Canada, with three territories. The website “Vermont Canada” says the state should join Canada due to its remaining liberal policies as opposed to the U.S.

At least two die in 15-truck pileup in California

Saturday, October 13, 2007

At least two people have died and at least eight to ten were injured after two semi trucks collided in a truck tunnel on Interstate 5 (Newhall Pass) between Los Angeles and Santa Clarita California, United States, causing the tunnel to be completely shut down on both north and southbound lanes.

At approximately 11:00 p.m. (pacific time), two semi trucks collided and at least 13 other trucks smashed into the wreckage causing a massive fire. Firefighters are using foam to control the flames, which could take several hours to put out.

Officials say that the debris could take a day or more to remove and that a full inspection will have to be done on the tunnel before it can be used again because officials say that the structure of the tunnel has been compromised.

“It has impacted the structural stability of the tunnel,” said John Tripp the Fire Chief for Los Angeles County who also said that there may be more people trapped in the wreckage.

“We’re going to have to do a very methodical search. There could be unfortunately more people that were not able to escape,” added Tripp.

The tunnel is 200 feet long.

Native American groups sue US state of Montana over ballot law

Sunday, March 15, 2020

On Thursday, the American Civil Liberties Union of Montana and Native American Rights Fund filed a lawsuit against the state of Montana over its 2018 Ballot Interference Prevention Act (BIPA), saying it would prevent many Native Americans from voting.

Reportedly, most Montana residents vote through the mail, including 73% of votes in the 2018 midterm elections. Since the United States Postal Service does not cover most Native American reservations, many of the people who live there fill out their ballots and give them to voting organizations to deliver to election offices on their behalf. The complaint notes many residents of Montana’s reservations do not have access to reliable transportation to drive to voting sites.

Under the previous law, each carrier was limited to 80 of other people’s ballots, unless they were part of the voter’s family. Under BIPA, that number drops to six. The fine for breaking this law was set at US$500.

The Native American Rights Fund’s Jacqueline De León said, “BIPA ignores the everyday realities that face Native American communities. It is not reasonable to expect voters to drive an hour to drop off their ballot, so collecting ballots in reservation communities just makes sense. Criminalizing this behavior is unfair to Native American voters and does nothing to solve the real problem of mail not being picked up and delivered to Native homes.”

State legislators supporting the law argued it was to prevent voter fraud, specifically to prevent people from collecting ballots and then throwing them away if they did not like voters’ decisions. Montana Secretary of State Corey Stapleton said BIPA “is supported overwhelmingly by Montanans, including the counties in Indian Country […] It’s always dicey when plaintiffs try to overturn the will of the people.”

As of 2020, Montana had seven Native American reservations with about 70,000 people living on them. The World Population Review estimated the total 2020 population of the state at just over one million.

The plaintiffs were listed as Western Native Voice, Montana Native Vote, Assiniboine and Sioux Tribes of Fort Peck, Blackfeet Nation, Confederated Salish and Kootenai Tribes, Crow Tribe, and the Fort Belknap Indian Community. The suit was filed in Yellowstone County.

An issue raised by the complaint was BIPA’s definition of the term “family.” Many of the Native American cultures in Montana, the complaint pointed out, have a concept of family that does not match the nuclear family idea widespread in Western culture.

KKE: Interview with the Greek Communist Party

Thursday, May 13, 2010

Wikinews reporter Iain Macdonald has performed an interview with Dr Isabella Margara, a London-based member of the Communist Party of Greece (KKE). In the interview Margara sets out the communist response to current events in Greece as well as discussing the viability of a communist economy for the nation. She also hit back at Petros Tzomakas, a member of another Greek far-left party which criticised KKE in a previous interview.

The interview comes amid tensions in cash-strapped Greece, where the government is introducing controversial austerity measures to try to ease the nation’s debt-problem. An international rescue package has been prepared by European Union member states and the International Monetary Fund – should Greece require a bailout; protests have been held against government attempts to manage the economic situation.

Alternative Health Products: How Can Essential Fatty Acids Benefit You?

Alternative Health Products: How Can Essential Fatty Acids Benefit You?

by

Chris Robertson

You’ve probably heard most of your life that fat is bad for your health, and avoid it at all costs. But in recent years, there’s been a lot of talk about essential fatty acids (EFAs). This type of fat is actually good for you! So the question to ask yourself when eating a “fatty” food is, “Does this food contain good fat or bad fat?”

What’s the difference?

Bad fat is often referred to as saturated or trans fat. These types of fat can raise the cholesterol levels in your blood substantially, causing clogged arteries. Of course, some fat is needed to maintain a healthy, balanced diet, but it’s wise to eat fat in moderation with a good portion of fruits and vegetables. Saturated fat is found in meat, cream, butter, ice cream, and other foods containing animal fat. Trans fat is man-made and found in some margarines.

EFAs, or good fat, are not produced by the body but are found in certain foods. Unsaturated fats should be the primary type of fat consumed in a balanced diet. These types of fat actually reduce the risk of clogged arteries. Olive oil, canola oil and sesame oils, nuts, and avocado contain monounsaturated fat. Flaxseed, soybeans, corn oil, tub margarine, sunflower seeds, safflower oil, cottonseed, sunflower oil and seafood contain polyunsaturated fat.

Omega-3 fats are found in cold-water fish such as salmon, tuna and sardines. These can lower the levels of “bad fats” in the body and reduce the risk of blood clots that affect the brain and heart. These are also considered to be beneficial for eyesight and brain development as well as heart health in children.

How to Increase Good Fats in Your Diet

There are several ways to increase your intake of good fats. Add healthy oils to your food while cooking, such as canola, olive or sunflower oil. These should be used instead of animal-based oils such as lard. You can easily use healthy oils to saute, bake or fry foods without destroying the nutritional value.

A simple way to make baked chicken, for instance, is to drizzle canola oil over boneless, skinless chicken breasts along with salt and pepper and bake for 45 minutes at 350 degrees. Flip the chicken once and add more oil if necessary to prevent drying. This makes a delicious main dish that’s healthy for the entire family. The canola oil keeps the chicken moist and tasty while cooking!

Another example is to add canola oil and/or healthy canola-based butter along with veggies such as baby red potatoes (bite size pieces), broccoli and onion in a casserole dish. Add a touch of garlic salt, and roast at 400 degrees for 20 minutes. Stir occasionally and add more oil if necessary). These are just two examples of how you can make meals healthier with essential oils.

Also, add cold-water fish to your diet. Opt for baked salmon patties instead of beef burgers. Eat tuna sandwiches for lunch a couple of days per week. Or make a tuna, rice and cheese casserole with cream of chicken! Kids often love these foods, and they are healthy for them too.

Avoid packaged foods, which often contain unhealthy portions of bad fat, sodium and/or sugar. Create your menu with “healthy fats” in mind. It’s easier than you think!

Alternative Health Products with Essential Fatty Acids

Another way to add healthy fats to your diet is to consume alternative health products or herbs that contain essential oils. Nutritional supplements such as Cerebral DHA, Max-EPA Marine Lipids, Borage Oil/GLA 240 and Efamol (Evening Primrose Oil) can help you add essential oils to your daily intake. Many doctors now recommend “fish oil” nutritional supplements to patients who battle high blood cholesterol. Alternative health products such as the Essential Fatty Acid Complex combine Omega 3 and Omega 6 essential fatty acids for a healthy nutritional blend.

You can easily buy nutritional supplements online that contain essential fatty acids. Look for online stores that specialize in herbs, natural remedies and other alternative health products such as amino acid supplements that you can take to enhance your well-being. Start enjoying the many benefits of essential fatty acids today!
